Apartment concept advancing
Village of Lannon - A recent public hearing to gather input on potential apartment buildings in Whispering Ridge subdivision received more positive than negative feedback according to Village President Jerry Newman.
Newman said the biggest concerns were increased traffic around 5 p.m. and the potential of the apartments attracting more children to the area and raising taxes. However, he said that would not be possible because studies for the type of apartments being proposed usually attract 2.4 people per apartment, "so you don't even get one child." He also said the increased development would actually lower taxes in Lannon.
This fall village officials and Whispering Ridge developers began talks about constructing apartments instead of condominiums. Newman said in a past interview with the Sun that developers said apartments are more attractive in today's market.
He said village officials had agreed that any project would have to be "higher-end" with large square footage and many amenities in the residential development.
Orion Realty, a national investment group, picked up the residential development after it hit a hiatus. They redesigned the unfinished development into ranch-style buildings called the Villas at Whispering Ridge. Under Orion's plan, 186 units were planned but future building has stalled in the wake of tight lending. However, Newman said that there is more opportunity with apartments.
After the feedback from the recent public hearing that attracted around 50 people, the village president said developers are slated to meet with the village at the end of the month.
"They are planning to come and speak with the Plan Commission about rezoning part of the property from duplexes to multi-family units," and more specific plans will follow, Newman said adding, "We still have quite a few negotiation meetings to go through."
