Meijer's proposal goes to public hearing in Sussex

Land-use map, conditional-use permit are issues

Village of Sussex - The public will have an opportunity to speak out on a proposed 200,000-square-foot Meijer's grocery and household retail super store next week.

A public hearing on the store's proposed conditional-use permit is scheduled for 6 p.m. Wednesday, Nov. 28, at the Sussex Community Center, W240 N5765 Maple Ave.

Meijer Co.'s 42-page proposed conditional-use permit for operating a super store at Lisbon Road (Highway K) and Highway 164 is available for review in the Village Clerk's Office.

The proposed permit includes maps, graphics and other details related to the design, construction, and operations of the 23-acre complex.

In addition to the grocery and household goods store, the site will also include a drive-through pharmacy, a garden center, a vehicle parts sales facility, outside storage area, and a gasoline service station.

Copies of the proposed permit can be acquired from clerk's office for 25 cents per page, according to Village Clerk Sue Freiheit.

During that same evening, there will be a second public hearing at the same location regarding proposed changes in the village land-use map that are necessaryfor the project to be approved by the Plan Commission and Village Board, according to village officials.

The Village Board has approved a change in the zoning code that increases from 125,000 to 250,000 square feet the maximum square footage of any building constructed as part of a conditional use permit in the B-4 zoning district which only includes the intersections of highways K and 164 and highways VV (Silver Spring Road) and 164.

The Village Board has also adopted changes in the village ordinances that will enable the display and sale of liquor along with grocery items.

Prior to the ordinance change, the sales of liquor in grocery stores in the village was required to take place in area separated by a wall partition from the grocery display and sales area.

The conditional use permit will also seek approval for a 24/7 operation for Meijer.

About 60 percent of the store will be devoted to groceries, according to the company officials, with the remaining 40 percent devoted to household goods.

According to village and company sources, the changes in ordinances that permitted a 200,000-square-foot building along with the changes in the liquor code and 24-hour operations were considered necessities in order for the building to be located on the site.

The development of the site has been endorsed by the Sussex Chamber of Commerce and has, so far, encountered virtually no opposition from residents of the village although some residents of the Town of Lisbon, who live near the proposed site, have voiced concerns about increases in noise and light pollution as well as traffic and crime.

The property is in the Town of Lisbon but would become part of the Village of Sussex once developed based on a border agreement between the two communities.

Interesting -- when I spoke with a Meijer representative at the public informational meeting, I was told by that representative that Meijer would be complying with the existing village code relating to liquor and would be selling liquor in a separate area with a separate entrance. And now they change their minds and say it is a "necessity" in order to build in the village? What else will Meijer change its mind on and insist the village change to allow them to build here? Looks like this company is not so "community friendly" as was stated in previous articles. That same company representative also said they would likely be supplementing the cost for extra police patrols due to being open 24 hours. I supposed Sussex will look the other way on too and instead tax the residents for the additional costs of patroling a 24/7 retail establishment.
  2. Limiting the size of retail buildings is rather anti-growth. And might be a reason
    why Sussex doesn't have a Lowes or Home Depot. And these idiotic laws
    restricting alcohol sales serve no purpose.
    As far as the burden of policing the store, Sussex already has 24-7 policing.
    Lisbon does not. So when this land is annexed, it will become part of the Sussex
    patrol. And Meijers will actually pay property taxes on their multi-million dollar
    property, which will more than cover a couple extra hours a day of patrol if
    necessary.
    I look forward to having more shipping options closer to home.
  3. @Dems...hopefully Pick N Save does go out of business, they're terrible. Also, NOT a super walmart in Pewaukee. Competition is good for the consumer(you). Seems you're the one that's "not logical".

    Anyway, all for Meijer AND all the jobs that come with them. BUILD IT!
  4. I think this is a good thing. It will create jobs out here which is something this city needs.
    Also, I think that in addition to this super store there needs to be more dining options. There are too many "bar" type of restaurants here. Sometimes I'm looking for a more healthy option without having to go to the grocery store.
    A nice sandwhich and salad place would be just the thing this city needs.
  5. Well after last nights public hearing...it is evident that Sussex is up to their sneaky antics. Lots of anti support of the store which is great to see. Lots of issues came out that the public was not made aware of. The biggest complaint is the location. Glad to see such a great turnout against it.


    Why 24hrs? .. no one could give an acceptable answer.

    George Webb and Anytime Fitness are the only Sussex area retail type spaces open 24hrs. You would think Walgreens and P&S would be open 24hrs if they felt the need.

    Traffic studies? ... where are the results indicating that traffic counts between 11pm and 5am warrant a superstore to be open 24hrs?

    Has the Sussex plan commission lost their mind?...to reccommend/approve a full blown gas station right next to the Pewaukee River?

    To the Sussex board members...the taxpayers are watching you closer then ever and are not happy with your evasive comments and actions regarding this store/site. Clean up your act!, be honest and lets start providing everyone with all the public record information. Based on what was said last night, you should be ashamed at the way your handling this project....I'll leave it at that.

    @useyourhead ... to suggest to this community that Pick N Save go out of business is absurd. I suggest .... YOU, use your head because some of your friends and neighbors including a lot of Hamilton HS students are employed by P-N-S as well as the Pig. Both stores support the community and local HS students for their fund raising.
